How fast can you close?
As fast as 7 days. We use a local Wichita title company and handle all the paperwork. Once you accept the offer, you pick the closing date.

The Offer
How do you determine your offer?
We look at the property's condition, recent comparable sales in the neighborhood, and what it will take to renovate and resell. We build our number from real data โ not a formula that spits out the lowest number possible.
Will the offer be lower than retail market value?
Typically, yes โ and we're upfront about that. The trade-off is speed, certainty, and zero costs on your end. When you factor in agent commissions (5โ6%), repair costs, carrying costs during a 60โ90 day listing, and deal fall-through risk, a fair cash offer often puts more money in your pocket than you'd expect.
What if I owe more than the house is worth?

Do I need to make repairs or clean the house?

My house is in really bad shape. Will you still buy it?

What if there are liens or tax problems on the property?
We can often still purchase. Outstanding liens and tax delinquencies are typically paid off at closing through the title company โ you don't need to come up with cash upfront.
